Level 11 and 18, 99 Walker Street
Girvan is proud to have delivered a multilevel speculative suite fit-out at 99 Walker Street, on behalf of clients Abacus and Roma, with architecture by ORK. The project encompassed full upgrades to the Level 11 and 18 floor lobbies, IT walls, and speculative suites, alongside a light refresh and upgrade to male and female amenities across both levels. Engaged specialist consultants where required to develop alternative solutions, reducing program risk and avoiding more disruptive design changes.
From the outset, the project demanded a proactive and highly coordinated approach. Successful mobilisation was achieved despite a compressed program, limited procurement lead-in periods, and resourcing constraints. Early engagement with the Principal Certifying Authority enabled timely resolution of compliance matters, minimising downstream impacts to the construction program. Throughout the construction phase, outstanding design elements, including an alternative egress solution and fire and mechanical services design were resolved through close collaboration with consultants. Effective procurement and management of long lead-time items further safeguarded critical installation milestones and reduced program risk.
Girvan’s commitment to quality and collaboration was evident in the outcomes delivered. A high standard of finishes was achieved throughout, including premium joinery and integrated planting that enhanced the overall aesthetic, functionality, and longevity of the completed spaces. By proactively engaging with both the architectural and services design teams, as well as the client, Girvan resolved constructability and compliance challenges while preserving design intent, delivering spaces that are not only visually striking, but practical and built to last.
